You should know what inspectors hired by potential buyers will find when they inspect your home.

This information is helpful in several ways. A presale inspection will eliminate last minute surprises which can cause the deal to fall apart. By accurately disclosing the property’s condition to potential buyers you will more likely receive realistic offers and the deal will close with fewer problems. Properties with fewer unanswered questions will often sell faster. Surprises which arise after the buyer makes an offer often lead to delays and price renegotiation, especially water problems.

Almost all homes have defects which buyers will want the sellers to correct prior to the close of escrow. When you know those defects in advance, you can get repair estimates from contractors and provide that information to the buyers. You may wish to have some of the items repaired prior to listing the property for sale. A defect disclosure which is accompanied by a "cost to correct" provided by a reputable contractor can defuse a problem before it occurs. The unknown possible cost always appears more threatening and risky than a known expense.

The buyers may still wish to retain their own inspector to examine your property.

Contractor Problems
Construction Complaint Evaluation

I have worked with many homeowners who feel they are not being treated fairly by their contractors. Sometimes the problem has resulted from a miscommunication. I often find that the contractor's work is significantly substandard. Analyses by a neutral third party may be necessary to resolve a dispute you have with your contractor. I will provide you with an independent objective analysis of the observable conditions.

The extent of substandard work is often underestimated. What appear to be a few minor problems may actually indicate substantial construction defects, which then represent considerable costs to the consumer. I provide a detailed report (with photographs) listing each defect observed with the estimated repair costs you can expect to pay to eliminate the problem. I also provide expert witness services if litigation becomes necessary.
